Recommendation


That application ZBA37-21-RC to rezone the subject lands from Core Area Commercial (C4) to Special Exemption Core Area Commercial (C4) with site specific provisions be received as information and any comments/ submissions regarding this application be referred to staff for review.

Recommendation


That application ZBA2-22-KD to rezone the southerly portion of the subject property from 'Agriculture' (A) to 'Rural Residential' (RR) with a site specific regulation for minimum lot frontage be received as information and any comments/ submissions regarding this application be referred to staff for review.

That application ZBA1-22-KD to rezone the subject lands from 'Agricultural' (A) to 'Light Industrial' (M2) be received as information and any comments/ submissions regarding this application be referred to staff for review.

Recommendation


That the Clerk be directed to inform Shared Tower Inc. (STC):


a)    That LandSquared on behalf of Shared Tower Inc. (STC) has completed consultation with the County of Brant and the public; and 


b)    That the Telecommunication Tower as proposed at 1 Albert Judge Drive is in accordance with Section 4.iii – ‘Preferred Location Guidelines’ of the ‘Communication Tower and Communication Antenna Preferred Location Protocol (2020)’.

That the Clerk be directed to inform Shared Tower Inc. (STC):


a)    That LandSquared on behalf of Shared Tower Inc. (STC) has completed consultation with the County of Brant and the public; and 


b)    That the Telecommunication Tower as proposed at 447 Baptist Church Rd is not in accordance with Section 4.iii – ‘Preferred Location Guidelines’ of the ‘Communication Tower and Communication Antenna Preferred Location Protocol (2020)’.

Recommendation


That Application ZBA39/21/AW from Robert & Meaghan Innes, Owners of lands described as range 1 west of Mount Pleasant Road, part lot 4, in the geographic Township of Brantford, known as 729 Mount Pleasant Road, County of Brant, proposes to rezone the severed lands from Suburban Residential (SR) to holding - Suburban Residential with site specific provision 59 (h-SR-59) to permit a frontage of approximately 17 metres (55.8 feet), whereas a minimum of 20 metres (65.6 feet) is required, and to place a holding on the severed parcel BE APPROVED;


that the reason(s) for approval are as follows:


•    The application is consistent with the Provincial Policy Statement (2020).


•    The application conforms to the policies of the Growth Plan for the Greater Golden Horseshoe (2020).


•    The application is in conformity with the general intent of the policies of the County of Brant Official Plan (2012); and, 


•    The application maintains the intent of the County of Brant Zoning By-Law 61-16.

Recommendation


That Application ZBA15/21/AW from Cohoon Engineering and Darren & Megan Weatherbee on behalf of Sharon Starratt, Owners of lands described as Concession 6 part lot 16  in the geographic Township of Burford, known as 184 Highway #53, County of Brant, proposing to rezone an area of approximately 442 square metres (4,757.6 square feet) from Residential Hamlet (RH) to General Commercial (C2) to facilitate a lot line addition with the adjacent parcel, 182 Highway #53, and to rezone the retained parcel from Residential Hamlet (RH) to Residential Hamlet with site specific provision 26 (RH-26) to permit an undersized lot area of approximately 2,394 square metres (25,768.8 square feet), whereas a minimum of 3,000 square metres (32,291.2 square feet) is required BE APPROVED; 


And that the reason(s) for approval are as follows:


•    The application is consistent with the Provincial Policy Statement (2020).


•    The application conforms to the policies of the Growth Plan for the Greater Golden Horseshoe (2020).


•    The application is in conformity with the general intent of the policies of the County of Brant Official Plan (2012); and, 


•    The application maintains the intent of the County of Brant Zoning By-Law 61-16.

Recommendation


That Application ZBA40/21/AW from Waterous Holden on behalf of Darek and Denise Lesiak, Owners of lands described as range 1 west of Mount Pleasant Road part lot 10, in the geographic Township of Brantford, known as 571 Mount Pleasant Road, County of Brant, proposing to rezone the subject lands from Agriculture (A) to holding - Suburban Residential (h-SR) to facilitate a severance and to place a holding on the severed parcel BE APPROVED; 


AND the reason(s) for approval are as follows:


•    The application is consistent with the Provincial Policy Statement (2020).


•    The application conforms to the policies of the Growth Plan for the Greater Golden Horseshoe (2020).


•    The application is in conformity with the general intent of the policies of the County of Brant Official Plan (2012); and, 


•    The application maintains the intent of the County of Brant Zoning By-Law 61-16.

Recommendation


WHEREAS the County of Brant has initiated a Zoning By-law Amendment application, being application ZBA27-21-BK to amend Zoning By-Law 61-16 for general housekeeping purposes, as further outlined in RPT-22-12 and its attachments;


AND whereas, it is recommended that the proposed update to the performance standards for shipping container structures be included as part of application ZBA27-21-BK and as outlined in option 'SC-3' of RPT22-12;


THAT application ZBA27-21-BK, BE APPROVED;


AND that the reasons for the approval are as follows:


1. The proposed changes will conform with the County of Brant Official Plan and improve the implementation of the Official Plan policies.


2. The proposed changes are consistent with the Provincial Policy Statement (2020) and conform to the policies of the Growth Plan for the Greater Golden Horseshoe (2020), and


3. The proposed changes will improve the overall accuracy and functioning of Zoning By-law 61-16
